Preparing Your Property For Letting

Quality properties attract quality tenants. A tenant should feel comfortable in their home and receive value for money just as with every other purchase or service. It is much easier for a property to be maintained by the tenant it the landlord has adopted a good level of maintenance too. Quality tenants are attracted to quality properties.

Personal possessions, ornaments, pictures, books etc. should be removed from the premises, especially those of real or sentimental value.

The condition of the property's facilities and services must be safe, sound and in good working order, as should any appliances that are provided. Repairs and maintenance are at the landlord's expense unless misuse can be established. Interior decorations should be in good condition, and preferably plain, light and neutral. The bathroom and kitchen fittings should be modern and clean, again, with no damage that would cause a problem for the tenants or for the Landlord in the future.

Furnishings

It is recommended that you leave only minimum furnishings, and these should be of reasonable quality. Items to be left should be in the property during viewings so that tenants can see what is available to them. If you are letting unfurnished, the property should contain carpets, curtains and white goods.

Some items may be boxed, sealed and stored in the loft at the owner's risk, which may be padlocked. All cupboards and shelf space should be left clear for the tenant's own use.

Gardens

Gardens should be left weeded, tidy, trimmed and rubbish-free, with any lawns cut. Tenants are required to maintain the gardens to a reasonable standard. Any sentimental plants, trees etc should be pointed out to us so that we can inform tenants once the property has been let. We also have professional gardeners that we can recommend and organise for you on a regular basis if your garden is important to you .

Cleaning

At the commencement of a tenancy the property must be in a thoroughly clean condition, and will be noted as such on the Inventory. At the end of each tenancy it is the tenant's responsibility to leave the property in similar condition and where they fail to do so, cleaning would be arranged at their expense by ourselves. We have a team of professional cleaners that we can instruct on your behalf at the commencement of the tenancy if you so wish.

Mail forwarding

We ask that you make use of the Post Office redirection service. Application forms are available at their counters or online, and the cost is minimal. It is not the tenant's responsibility to forward mail and generally not something that the tenant will do even if we ask them to.

Information for the tenant

It is helpful if you leave general property information for the tenant i.e. how to operate the central heating system, what bus route is closest to the property and the day refuse is collected etc. Some Landlords make up a file and leave it for the tenants.

Keys

You should provide one set of keys for each adult tenant. Where we are providing a Full Management Service we will arrange to have duplicates cut as required and will hold a set in the office. These sets will be charged to the Landlord.

Client Money Protection

We are members of the UK Association of Letting Agents (UKALA) who provide us with Client Money Protection for our rent and deposit receipts. We also have full Public Liability and Indemnity Insurance as well as Client Money Protection with Hiscox Insurance for our Landlords and Tenant’s peace of mind.
