Guide To Tenants

Finding a property in Reading

The first step is to contact us to provide brief details about yourself and about the accommodation you require. We then search our database for suitable properties for you to view. If your search is not particularly urgent, we log your details onto our tenant database so that we can contact you as suitable properties become available. It is wise to start looking at least a month before you wish to move, as properties are viewed and reserved quickly in this busy market.

Our tenancies are granted for a minimum term of 6 months.

There is no charge for registering with us as an Agency. However, if you decide to rent a property through us there is an Agency fee which covers referencing, administration and a contribution towards tenancy agreements and paperwork. This fee is payable on the day of your sign in.

Viewings

Viewings are booked in advance at times to suit you, including evenings and weekends. We always accompany the viewings and there may or may not be existing tenants still living at the property.

Reserving the Property

Once you have decided to rent a property through us you will need to reserve it by paying a £250.00 holding deposit. THIS IS NON REFUNDABLE unless the application falls through due to no fault of yours, ie if the Landlord declines to grant the tenancy. Should your references be unsatisfactory the application will be rejected and your £250.00 will be retained by A. M. Property Management (UK) Ltd to cover administration and other costs. This £250.00 will come off the total balance due on the day of signing.

References

As a minimum we require satisfactory references from your employer (or college), a previous or current landlord, a personal reference, and sometimes a guarantor. In addition a credit check will be undertaken. We use the services of an independent referencing company to obtain and evaluate these references.

Rents

Rents are quoted calendar monthly, and the rent due date is the day that your tenancy commences. However, to ensure that our clients receive cleared funds on the rent due date your standing order into our company bank account will be predated by two days. The tenant is also responsible for Council Tax, Water Rates, Gas, Electricity, Television and Telephone costs.

Deposits

A security deposit of a minimum of one and a half month`s rental must be paid, and will be held in one of the three TDP schemes throughout the tenancy term. This is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. You will be given the prescribed information regarding your deposit and which scheme it is registered with within 14 days of your move-in date. Please note that under no circumstances can the deposit be used by the tenant to cover rent.

Fees

We use a sliding scale for fees which covers administration and referencing costs.
